In other words, we usually don’t apply these rules as strictly as they sound but we must maintain the right to protect the property. - LIABILITY: All guests agree that the owner, property manager, and all property staff shall not be liable for any damage or any injury to: any guests, to any other person, or to any property occurring anywhere on the property premises. All guests agree to hold the owner and all property staff harmless for any claims for damage, no matter how caused including but not limited to vandalism, theft, or any property malfunctions. - NO SMOKING. There is a $300 penalty for smoking inside. You may smoke responsibly in the yard. - No events, parties, or large gatherings! Small celebrations are okay, but DO NOT exceed property capacity! - Must obey all federal, state, and local laws including but not limited to underage drinking! - YARD: Additional fees will apply if we find cigarette butts, bottle caps, pet poop, or other trash in the yard! - FURNITURE: DO NOT move furniture or game tables as this can scratch the floor and/or damage the items - GAME TABLES: DO NOT place drinks on top of the game tables and DO NOT stand or sit on them - GAMES: After using any games, clean them up and put them back to where you found them. - SWIMMING POOL & HOT TUB: DO NOT bring drinks into them. DO NOT smoke inside them. DO NOT add soap into them. Shower and wipe/rinse off sand and any oils prior to entering them. There is an outdoor shower we recommend using. No pets allowed inside the pool nor hot tub. Swim and use at your own risk. No diving. - HOT TUB COVERS: If a cover exists: Recover after each use to help maintain performance, temperature, and water levels. Do not climb or sit on any covers. Broken covers are billed at cost of roughly $700! - LINENS: Do NOT remove bed sheets! Place dirty towels directly into the laundry hampers instead of floor. - DISHES: Please wash and put away all dishes prior to departure. There will be a $100 fee for numerous unwashed dishes, pots and/or pans. - GREASE: Do NOT dump grease down sinks or drains! Grease can lead to clogged drains and additional fees! - LAUNDRY: Washer: Only use laundry detergent! Remove sand prior to washing items: excess sand found inside washer or dryer will incur additional charges. Dryer: Clean lint trap before every load of laundry! - TOILETS: Do not flush anything other than toilet paper down the toilets! Absolutely NO wipes in toilets! - SAND: Wipe off sand and rinse feet outside prior to coming into the house! - EATING/BEDS: Do NOT eat in beds. Please only eat in designated dining areas. - LOCKED AREAS: Are strictly off-limits. - GRILL: The grill Is charcoal and foil is recommended! Must be used outdoors, AND at least 6 feet away from the house, AND NOT under any tree branches. After use, CLEAN, cover, and return the grill to where you found it. You will likely have to purchase your own charcoal, lighter fluid, and lighter/matches. - There will be additional charges for any grill left unclean or in unsatisfactory condition. - PROPERTY ITEMS: All items brought outside MUST be promptly returned back inside after use to avoid deterioration from the weather. Anything other than towels, beach chairs, ice chests, boogie boards, and outdoor games are NOT to be taken out of the property (not to the beach nor other properties). If any items are taken out of the property then they must be returned or the cost + fees will be charged. - PETS: Each pet requires an additional non-refundable deposit that must be PAID PRIOR TO CHECK-IN. Pets must be well trained and are not allowed on any furniture (beds, couches, etc.). Further, you must clean up after your pets. We STRICTLY FORBID any pets, regardless of the type or breed, that any owner knows, or should have known, has attacked, bitten, or otherwise caused ANY injury to ANY person. - ROOF: Guests are strictly not allowed on the roof. A $1,500 fine will apply to any guest who climbs on roof. - Immediate eviction without refund will occur if there is: any violation of the house rules; excessive noise; excessive trash; or any actions that create a nuisance to the community - We cannot predict construction plans in the area and therefore there will be no refund considered for any nearby construction nuisances. - Even the best equipment, appliances, HVACs, internet, TVs, etc. occasionally malfunction. We guarantee to do our best to correct any issues ASAP but any failure does not entitle the guest to a refund. - The cleaner takes before and after photos and any missing or broken items are charged at cost + greater of: $25 or 20% of the item cost, if unreported. If missing or broken items are reported, the guest will only be charged at item cost or possibly even have the cost waived. Please report any damages that occur to the guest contact.
